2025 Legislative Proposals

Okay - We know there is a LOT of legislation under review now, with potentially major impacts for the entire city. The Supervisors have been busy! Here are a few other important SF Ordinances in the pipeline that may affect you.


  • Approved: Ordinance 250211: It's official, you need to have your concrete buildings evaluated for structural safety. You're not required to upgrade them, but the survey and reporting is required.


  • Approved: Ordinance 250284: Those small rear yard structures and fences that were built without permits will no longer be subject to Planning Violations if they were built before 2003 and meet certain size requirements. Hooray!


  • Ordinances 250634, 250682, 250799, and 250816 are all structured to invite large businesses to open in places they were previously limited in size. These changes include large Formula Retail Uses as well.


  • Ordinances 250657, 250680, 250718, 250810, and 250815 provide a wide variety of fee waivers and deferred payments for housing projects. Pay special attention to 250815 because that would eliminate Inclusionary Housing fees for developers who are willing to make their new units rent controlled. That's HUGE.


  • Ordinances 250702 and 250800 would require all buildings undergoing a "major renovation" to upgrade to all-electric.


  • Last, but not least, Ordinance 250719 would eliminate the limit on un-related roommates living together. It's hard to believe, but it's currently only legal for 5 non-related people to live together and Planning can enforce calls about too many roommates living together.
