Next up in our series of legislative updates, here are all the bills proposed that don’t fall into a specific category, but cover a wide range of topics.
SB 880: This bill notes the intent to enact legislation relating to a moratorium on housing purchases.
AB 1869: This bill clarifies that income received from direct or indirect operation or management of a lodging facility is not permissible tenant service income as defined by the IRS Code for REITS.
AB 1695: This bill would prohibit smoking in state-subsidized multiunit housing developments constructed after January 1, 2027.
AB 2057: This bill would prohibit cities/counties from implementing legislation that prohibits the use of natural gas in a residential unit. Essentially, legislation cannot be passed that would require residential units to eliminate the use of natural gas unless it's set forth in state building standards.
AB 2074: This bill notes the intent to create legislation that would support transit-oriented housing developments and downtown revitalization in major transit cities, including streamlined ministerial approval for developments. This bill would also establish a revolving loan fund to finance construction of qualifying developments.
AB 2079: This bill notes the intent to create legislation to advance adaptive reuse policies for downtown areas.
AB 2277: This bill would allow properties that were on the National Register of Historic Places on/after January 20, 2025, to be automatically listed as on the California Register, even if the property was removed from the National Register of Historic Places.
AB 2477: This bill would authorize unlicensed individuals, employed by a registered structural pest control company, to apply pesticides under the direct supervision of a licensed operator or field representative. Unlicensed individuals would be required to meet certain training requirements.
AB 2748: This bill would exempt affordable housing developments from installation of 2025-compliant electric vehicle charging. It would allow use of the 2022 code for any housing projects submitted between 2025 and 2045.
AB 1693: This bill would require streamlined approvals for tenant improvement projects with a retail use. It would require approval or denial within 20 business days of receipt of a complete application and limit the timeline for review of resubmittals to 10 business days.
