The past 2 years of painstaking work by SF Planning and local legislators has finally paid off with the approval of the citywide rezoning plan on December 2nd. The State set a deadline in January for us to approve a plan that would allow for the creation of 82,000 new residential units. Not only did we make that deadline, but we accomplished the approval early!


So now what? Essentially, once the plan is ratified by the State Housing and Community Development (HCD) team, property owners on the west side of the city, along the Van Ness Corridor, and in portions of North Beach will have the opportunity to build much bigger buildings and increase unit density. Let's hope HCD approves the plan. (Generally they are actively involved throughout the development and approval process, so they should already be very familiar with the proposed plan)


The development is concentrated on the west side of the city to help low-income families have more access to resources, like better schools, parks, and libraries. Major commercial corridors like Geary, 19th Avenue, Clement, Fulton, Irving, Judah, Van Ness, Lombard, (you get the idea), will all be rezoned for significantly increased density and height.

Planning also introduced a "Local Bonus Program."  Many developers are used to the State Density Bonus, but the Local Program would provide many of the same project bonuses if the owners agree to provide rent controlled units in lieu of affordable units. Last, but not least, if you are thinking of demolishing a tenant occupied building to make space for a new development, the BOS also introduced Ordinance 250926. Be sure to read up on this before you start your project.
