The PermitSF initiative is gaining steam and making real progress, but there are some other big changes coming as part of the citywide Rezoning Plan.


You should have heard at least a bit about this by now. Supervisor Chan insisted on sending out a mailer to almost the entire city to ensure everyone has heard about it. In a nutshell, to meet State deadlines for housing production, SF Planning had to create a plan identifying where 82,000 new units can be built.  4-story buildings on major commercial corridors with low-density zoning weren't going to get the job done.


SF Planning has spent the past 2 years painstakingly working to craft a thoughtful plan for the Rezoning. The focus is on helping low-income families have more access to resources, like better schools, so the rezoned areas are mostly focused on the west side of the city. Major commercial corridors like Geary, 19th Avenue, Clement, Fulton, Irving, Judah, Van Ness, Lombard, (you get the idea), will all be rezoned for significantly increased density and height. 


In order to meet State mandated deadlines, this plan must be approved in January 2026. It's heading to the Planning Commission on September 11th at 12:00 if you want to attend and voice your support!

Planning also introduced a "Local Bonus Program."  Many developers are used to the State Density Bonus, but the Local Program would provide many of the same project bonuses if the owners agree to provide rent controlled units in lieu of affordable units.
