HOT: Monster House Ordinance

UPDATE: The Planning Commission recommended disapproval of this legislation on September 23, 2021. Since then, it has been heavily amended and replaced with new language. The Board of Supervisors Passed this legislation on 3-8-22. The Mayor signed on 3-14-22. It went into effect 4-14-22.

Ordinance 210116 was introduced on 2-2-21 with very different language. Since then it has been heavily modified and changed in scope.

The proposal would create a Central Neighborhoods Large Residence Special Use District requiring conditional use authorization for large residential developments and prohibiting any new residential development or expansion that would result in a dwelling unit exceeding 4,000sf. This district would encompass part of the Haight, all of Noe Valley, Diamond Heights, and most of the Castro.
