San Francisco Delays High-Rise Fire Sprinkler Mandate to 2035: What Property Managers Need to Know

San Francisco's high-rise fire sprinkler mandate continues to evolve. Since our last update, significant regulatory changes have been introduced that alter both the compliance timeline and approval process for affected property owners:


  • Extended Deadline: Property owners now have until January 1, 2035, to install required fire sprinkler systems—providing welcome relief and additional planning runway.

  • New Technical Advisory Council: In response to community feedback, legislators established an 11-member Fire Code Technical Advisory Council to evaluate project exemptions and variances on a case-by-case basis.

  • 6 Board Appointees: Seats reserved for a property manager/owner, tenant, HOA representative, Fire Protection contractor, general contractor, and architect.

  • 5 Department Representatives: Representatives from the Controller’s Office, SFFD, DBI, SFPUC, and the Board of Supervisors President.

What This Means for Property Managers

Previously, property owners could negotiate compliance solutions directly with SFFD officials. Going forward, case-by-case determinations will route through this newly convened Council. While convening the panel will take time, the extended 2035 timeline means property owners can temporarily pause immediate capital expenditure plans while waiting for clearer procedural guidance.
