When you hear "Bay Area construction," what comes to mind? Long timelines, juggling subs, crossing your fingers nothing goes sideways? Meet B Side Construction, an Oakland-based GC that's been quietly flipping that script for over two decades. We're thrilled to welcome them into the Property Atlas Vendor Program.

How They Started

B Side was founded in 2003 by Anton Kalafati, who grew up in the trade thanks to his contractor father. His wife Jessica joined the operation about twelve years ago to run estimating and invoicing, and together they've grown the company from a small Oakland shop into one of the Bay Area's go-to commercial general contractors.

Today, B Side has logged over 700 permitted projects across San Francisco and the East Bay, including public-sector partners like the Oakland Housing Authority, the Port of Oakland, and the SF Mayor's Office of Community Development. That kind of staying power doesn't happen by accident.

How they’re different

One of the things that sets B Side apart is just how much they actually self-perform. They hold licenses for general building, concrete, general engineering, electrical, glazing, and flooring, meaning framing, plumbing, electrical, windows, and finish work all happen with their own crew. The only things they regularly sub out are fire alarms and sprinklers. For property managers, that translates to fewer schedule headaches, fewer "I'm waiting on the electrician" delays, and faster turnarounds when a tenant emergency hits. Need an estimate? Same day or next day. Yes, really.

Another underrated B Side superpower: their team is genuinely multilingual. Crews include native speakers of Russian, Ukrainian, and Spanish, with team members from across the former Soviet Union, Latin America, and the U.S. In a region as diverse as ours, that's not just a nice perk - it's a real operational advantage on job sites and with tenants.

What we love most, though, is how well-suited B Side is to the kind of work our clients deal with every day. They have dedicated crews exclusively for unit conversions and turns. They pull permits, execute the remodel, and walk it through final inspection as a true one-stop shop. They've already done hundreds of these for major Bay Area landlords, including Veritas, Mission Rock Residential, JRM, Waterton, and Landmark Properties, plus heavy turns, paint-and-cleans, window retrofits, and emergency work orders across buildings of every size and vintage. Whether you've got a single tricky Notice of Violation to clear or a full-building modernization on the horizon, B Side has the bench depth and range to handle it.

At Property Atlas, our Vendor Program exists because we know how exhausting it is to find contractors you can actually trust. Every vendor we feature has been personally vetted, comes recommended by people we've worked with for years, and has real experience with the buildings (and the headaches) our clients face. B Side fits that bill perfectly. Got a project coming up? Reach out to B Side Construction and tell them Property Atlas sent you.
