Meet Mural View Painting: Exterior Painting from Property Experts

If you manage multifamily buildings in the Bay Area, you already know exterior painting is never just “picking a color.” Before a single drop of paint hits the wall, there’s scaffolding to install, lead-safe protocols to follow, dry rot that appears out of nowhere, tenants who need notices, and a rotating cast of people with strong opinions about scheduling, colors, and “why is there scaffolding outside my kitchen window?”

Mural View Painting was built for exactly that world - the one where your phone never stops buzzing and projects have to work for residents, owners, and your sanity.

Built for property managers

Co-owners Blake and Craig come from both sides of the industry: one with deep property management experience, the other with a long background in painting, trades, and running businesses. Together they behave far less like “some contractor you hired” and far more like a partner who understands why your inbox is never at zero. (Fun fact: Blake is also a well-known mural artist under the street name Satyr.)

Blake’s property management background shows up everywhere in how they operate. He knows owner politics, HOA boards, budget cycles, and what it’s like to manage residents while a major exterior project is happening right outside their windows.

So Mural View leans hard into communication: certified mail, door-to-door notices, coordination with managers, and making sure no one is surprised by a lift rolling by at 8 a.m. And because Blake has been on the receiving end of unresponsive vendors, their goal is to be the opposite: clear expectations, real updates, and work that doesn’t create more work for you.

Where they work and what they focus on

Mural View Painting officially launched last May and is already growing fast. Most of their work is in San Francisco, Oakland, San Rafael, and San Mateo, with a focus on multifamily buildings up to 3 stories.

They’re aiming to become the go-to painting name for property managers across the Bay Area. They’ve already built a strong 6-person crew with projects booked into Spring 2026, but importantly, they still have the flexibility to onboard new work with roughly a month’s lead time, so you’re not waiting forever to get on the calendar.

The “mural” in Mural View

Exterior painting is their mainstay, but they also bring something rare in the property world: genuine artistic capability.

Because of Blake’s street art background, Mural View keeps a roster of mural artists ready for projects where a blank wall could be… well, more interesting. Whether it’s to add character or to combat recurring graffiti, murals can completely change the feel of a property.

Every mural is quoted individually based on complexity, scale, and creative direction, and they can help navigate the design process and budget trade-offs so you’re not playing “art director” on top of everything else.

More than just a fresh coat

Mural View Painting is a fully licensed C-33 painting and decorating contractor, which means they handle both the prep and the finish. They spend serious time addressing what makes buildings age poorly: peeling surfaces, damaged trim, rotted wood, and all the things owners don’t want to think about until it’s a crisis.

Unlike many painting companies, they won’t leave you hunting for other contractors to do repair work first. Their crew can take on fixes such as trim and siding replacement, rebuilding dry-rotted window frames, exterior carpentry and repairs and select roofing-related fixes.

And in a region full of pre-1978 housing, they take lead safety seriously. Both owners are lead-certified and follow full Cal/OSHA protocols - proper containment, documentation, tenant notices, the whole package.

Pricing and scheduling

Mural View uses software that accounts for square footage, number of colors, building condition, and (most importantly) prep time. Their philosophy: a great paint job is built long before the brush meets the wall.

While they keep a healthy pipeline of work, they also commit to realistic schedules, with fewer jobs done well, not a calendar packed with work they can’t staff. That means more predictable timelines for you and fewer awkward “we have to push your start date” calls.

Why Property Atlas recommends Mural View Painting

Mural View is a standout partner for property managers who need exterior repaints or building refreshes for 3-story-and-under multifamily and HOA buildings. They understand the pressure, the compliance, the tenant coordination, and the need for clean documentation.

And unlike many contractors, they don’t just “show up and paint.” They communicate, they prepare, they take safety seriously, and they produce work they’re proud to sign their name to. These are exactly the kinds of vendors Property Atlas is excited to highlight in the network - the ones who actually make your job easier, not harder.
