Dryfast Property Restoration: The Team You Call When Your Building Turns Into a Water Park (and Not the Fun Kind)

There are two kinds of water adventures: the fun kind with a tube and sunscreen, and the…less fun kind your property manager calls you about at the crack of dawn on a Tuesday. Dryfast Property Restoration is built for the second one.

They’ve been in the Bay Area restoration world for ~20 years, focusing on water mitigation, mold remediation, smoke and fire cleanup and other “downstream” effects like sewage backup. At their core, they’re a fast-moving, detail-obsessed, property-manager-loving team who understands that water damage waits for no one.

From Carpet Cleaning to Full-Scale Restoration Legends

Dryfast actually began decades ago as a carpet cleaning business (really!). It was built by a crew of Bulgarian friends and evolved into the full-service restoration company it is today. Five years ago, two members of the crew, Ivan and Dimitar (aka Mike), stepped in as the new owners. They’ve spent the years since scaling the team, expanding the office, and tightening up every part of the operation.

Their specialty is jumping in at the exact moment things go sideways: removing water, drying out the structure, and preventing mold before it becomes a bigger problem. If you’ve ever opened up a wall and found insulation soaked from a mystery leak? Dryfast has been there. Many times. For ongoing clients, they’ll handle repairs too, but only after the emergency phase is done.A lesser known facet of their business, Dryfast also does fire/smoke damage restoration and testing for mold and air quality.

They’re also deeply experienced with insurance work, using Xactimate (the same software insurers use) to price and negotiate accurately, especially when surprises (hello, hidden mold) surface mid-job. They even help with loss inventories, which anyone who has worked with an insurance claim knows is the least fun part. If you have an insurance claim project, be sure to connect with them. They’re actively growing this arm of their business.

Same-Day Response and Actual Human Communication (We Know)

For property management clients, Dryfast typically responds same-day, aiming for a 2-4 hour inspection window during business hours. Nights and weekends? Same timing - they keep two techs on call. New clients get a quick inspection: $99–$199 fee depending on location, often waived if referred.

But the thing they’re most proud of, and the thing property managers rave about, is their communication. Daily updates. Photos. Clear explanations. No vanishing acts. In a world where owners want proof, tenants want reassurance, and managers want fewer surprises, Dryfast’s cadence of updates is basically therapy.

Dryfast estimates 85–90% of its business is repeat customers, from large PM firms to small landlords to homeowners dealing with “I woke up and my floors were floating.” They love helping tenants through stressful moments, especially seniors - a theme they kept coming back to. And they light up when clients shout out their techs by name (Orlando and Joel, you have fans).

Why Property Atlas Recommends Dryfast

They’re quick. They’re communicative. They’re seasoned enough to know what they’re walking into, but humble enough to know water always has a plot twist. They care about their clients. They care about the tenants. And they’ve built a company that restores more than just buildings.

When the unexpected hits, Dryfast is exactly who you want picking up the phone.
