Out of the Woodwork: The Story Behind Banner Pest Services

When something's crawling around your property, whether it's in a tenant's apartment, a restaurant kitchen, or a school campus, you need a team that picks up the phone fast, knows exactly what they're doing, and treats the problem like it's their own. That's the philosophy behind Banner Pest Services, and it's one we were excited to learn more about when we sat down with co-founder Aaron Blatter.


From Tech Banking to Pest Control - Yes, Really

Banner Pest Services was founded about four years ago by Aaron and his business partner, who brought a decade of hands-on pest control experience to the table. Aaron came from a background in tech investment banking and made the leap into pest control for the pure challenge of building something from scratch.


"I hadn't met a single Stanford or Harvard grad going into pest control," Aaron laughs. "I liked those odds." What started as an entrepreneurial bet has turned into a genuine passion. Banner has grown from a small operation into a team of about 100 people across four Bay Area offices, including locations in Oakland, San Jose, Concord, and San Rafael.



Who They Work With

Banner focuses exclusively on commercial and multi-family properties: apartment buildings, restaurants, hotels, homeless transitional housing, and real estate inspections. They're built to be the one-stop shop for property managers, handling everything from routine preventative sprays to complex infestations involving bed bugs, rodents, cockroaches, fleas, and termites.


Their clients range from smaller 2-4 unit buildings all the way up to large complexes with 3,000+ units. For bigger properties, Banner technicians are often on-site weekly, acting less like a vendor and more like an extension of the property management team.


What Makes Them Different

Aaron describes the pest control industry as "super barbelled" - on one end, you have the big national chains like Terminix and Orkin, and on the other end, lots of small mom-and-pop shops. Banner lives in the middle: big enough to handle large commercial portfolios (including the insurance and liability requirements that come with them), but small enough to be responsive.


And responsive they are: phones are picked up within 4 seconds, while emails get a response within 10 minutes. These aren't marketing claims - they're internal operational standards the whole team is held to. Most of Banner's new business actually comes from customers switching away from larger companies specifically because they wanted better service.


They also keep a close eye on health department data across multiple Bay Area counties, monitoring rodent violations so they can proactively reach out to affected properties before problems escalate.



Real Stories from the Field


The Bed Bug Standoff

Banner was called in to help an 80-unit apartment complex in Mountain View that had been dealing with a persistent bed bug infestation for over 18 months. The problem spanned 15-16 units, and three other companies had already tried and failed to fix the problem. To make things harder, the tenant in the suspected source unit had a medical condition that limited which chemical treatments could be used.


Banner's approach: a thorough inspection of all affected and adjacent units, followed by a four-treatment plan combining sprays and targeted dusting in the spots other companies overlook: baseboards, rugs, and behind light switch plates. Critically, they invested heavily in tenant preparation, providing detailed instruction sheets and working closely with both the property manager and individual residents. It took eight weeks instead of the usual six, but the infestation was fully resolved. "A successful plan like this is truly a partnership," Aaron says. "The pest control company, the property manager, and the tenant all have to be bought in."


A Special Skill: Termite Work

Ask Aaron what his favorite service is, and he'll say termites. Without hesitation. It's the most technical work they do, requiring deep knowledge of construction types, high attention to detail, and extensive technician training given the structural stakes involved. But when done right, it leads to long-term warranty programs and some of Banner's most loyal customer relationships. If you're a Bay Area property owner, Aaron notes, you'd probably be surprised how common termite activity is here.



Serving the Bay Area Deeply, Not Thinly

Banner currently services the entire Bay Area from four offices. Rather than racing to expand statewide, their strategy is to go deep, building robust operations and strong customer relationships across the region before pushing outward. That said, they're progressively growing their business, with increasing coverage in Marin County, the outer East Bay (Vallejo, Benicia), and the South Bay toward Santa Cruz.
